SAP Calculations

SAP is the abbreviation of "Standard Assessment Procedure"- it is an independent assessment of the building's energy performance before building work commences. Under Part L of the Building Regulations, it's a requirement for all new dwellings in the UK from 1995 onwards and determines the information displayed on the Energy Performance Certificate. If a building is not SAP Compliant, building control will not approve the project, which could result in costly delays.


As the SAP calculation is carried out before any building work, the calculation is made based on the plans and drawings of the development. It should only be carried out by an accredited assessor who is registered with a certification body. The Assessor will conduct the calculations based on the following aspects which contribute to the energy efficiency of the building.

  • Thermal insulation of the building fabric
  • Air tightness of the dwelling
  • Performance of ventilation equipment
  • Efficiency and control of the heating systems
  • Solar gains through openings in the dwelling
  • Energy for space cooling
  • Renewable energy sources
  • Quality of construction and commissioning of systems
  • Predicted CO2 emissions from the dwelling

A score between 1-100 will be obtained at the end of the calculations. This indicates the overall energy performance of the dwelling; the larger the number, the more efficient it is at retaining heat. If required, the Assessor will work closely with the designer to highlight and focus on areas which can be improved. As you can imagine, it is much easier to amend the design plans than a building which is half built. SAP calculations are not only mandatory for new builds, but it's also applicable for extensions and conversions under the following conditions:

Extensions with more than 25% glazing-to-floor area

Barn conversions

Commercial to domestic conversions

Conversion of a single dwelling into flats or apartments
